Buying and selling in Mississauga.
Mississauga is where my office is and where I have done more deals than anywhere else.

Mississauga is a city of very different neighbourhoods that happen to share a postal prefix. A detached home in Lorne Park, a condo at Square One, a townhouse in Churchill Meadows and a semi in Malton are four different markets with four different buyer pools. Knowing which one you are actually in is most of the job.
My office is on Eglinton Avenue West in the Hurontario corridor, and I have been working this city for more than two decades. That means I know which streets back onto the hydro corridor, which builders' homes from the early 2000s have had the most basement issues, and which pockets sell above asking even in a quiet month.
The neighbourhoods that matter.
Mississauga by areaErin Mills and Central Erin Mills
Established family neighbourhoods with mature trees, well-regarded schools and the Credit Valley Hospital nearby. A mix of detached homes from the 1980s and 1990s, plus newer condos around Erin Mills Town Centre.
Churchill Meadows
One of the city's newest large communities, built mostly from the late 1990s onward. Townhouses and detached homes on compact lots, close to the 403 and 407, popular with young families and first-time move-up buyers.
Meadowvale and Lisgar
Northwest Mississauga. Lots of 3 and 4 bedroom detached homes, plenty of parks and the Meadowvale and Lisgar GO stations on the Milton line. Good value for space compared to the south end.
Streetsville
A village main street inside the city. Older homes on larger lots, a walkable core and its own GO station. Buyers pay for the character and rarely regret it.
Port Credit, Lorne Park and Clarkson
The lakefront. Port Credit is condos, townhouses and a waterfront main street. Lorne Park is large lots and some of the highest-priced detached homes in the city. Clarkson is more attainable and has the fastest GO trip downtown on the Lakeshore West line.
City Centre, Cooksville and Hurontario
The condo core around Square One, plus the older bungalows and side-splits of Cooksville that investors and renovators watch closely. The Hurontario LRT runs right through here.
East Credit, Hurontario and Malton
Central and northeast Mississauga. East Credit has 1990s detached homes near the Credit River. Malton, by the airport, is the most affordable detached market in the city and a strong rental area.
Housing
- Detached homes from every decade since the 1960s, with the newest stock in Churchill Meadows and Lisgar and the largest lots in Lorne Park and Mineola.
- A deep condo market around City Centre and Port Credit, which behaves very differently from the freehold market and needs its own pricing approach.
- Freehold and condo townhouses across Erin Mills, Churchill Meadows and Meadowvale that are often the first step up from a condo.
Getting around
- Highways 401, 403, 407, 410 and the QEW all cross the city. Where you live relative to the on-ramps changes your commute more than the distance does.
- GO Transit on two lines: Lakeshore West (Port Credit, Clarkson) and Milton (Cooksville, Erindale, Streetsville, Meadowvale, Lisgar).
- The Hurontario LRT along the city's main north-south spine, plus MiWay buses and Pearson Airport at the northeast corner.
Who buys here
- Families moving up from a condo or townhouse who want a school catchment they have already researched.
- First-time buyers who start in a Square One or Erin Mills condo, then move to a freehold townhouse a few years later.
- Downsizers from Lorne Park and Mineola who want to stay near the lake but lose the lot maintenance.
- Newcomers to Canada who want an established community, transit to Toronto and family already nearby.
