Buying and selling in Oakville.

I live in Oakville. It rewards buyers who know the difference between a good street and a great one, and that is where I earn my keep.

Home interior in Oakville

Oakville is one of the most sought-after addresses west of Toronto, and it is also one of the easiest places to overpay if you do not know the neighbourhoods. Two homes with the same square footage a few blocks apart can be priced very differently based on the school boundary, the lot, and whether the street backs onto a ravine or a road.

This is my home town, and I have been showing homes here for most of my career. One of my clients described my local knowledge of Oakville and its environs as invaluable, and that is the standard I hold myself to: knowing the area well enough to tell you which listing is worth an offer and which one you should walk away from.

The neighbourhoods that matter.

Oakville by area
01

Joshua Creek

Northeast Oakville, near the Mississauga border and the 403 and QEW. Executive detached homes from the 1990s and 2000s, top-ranked schools and quick access to the highway. A perennial favourite for families moving west from Mississauga.

02

Glen Abbey

Built around the golf course. Mature streets, large family homes, good schools and one of the most stable resale markets in town.

03

Bronte and Bronte Creek

The west lakefront. Bronte Village has the harbour, condos and older homes. Bronte Creek to the north has newer executive homes and the provincial park.

04

Old Oakville and Morrison

Downtown and the south-east lakefront. Heritage homes, estate lots and the highest prices in Halton. Buyers here are usually buying for life.

05

River Oaks and West Oak Trails

Central and northwest Oakville. Family neighbourhoods built from the late 1980s through the 2000s, with a good supply of four bedroom detached homes and townhouses. Often the best value for a family that wants Oakville schools.

06

Uptown Core, Iroquois Ridge and North Oakville

Newer condos and townhouses around Trafalgar and Dundas, plus the developing communities north of Dundas. The entry point into Oakville for many first-time buyers.

Housing

  • Detached family homes are the core of the market, from 1970s side-splits in College Park to 2010s builds north of Dundas.
  • Townhouses and stacked towns in Uptown Core, Iroquois Ridge and North Oakville, which is where most first-time buyers start.
  • Estate properties and custom rebuilds south of the QEW, especially in Old Oakville, Morrison and Eastlake.

Getting around

  • The QEW and 403 cross the town, and the 407 runs along the north edge.
  • GO Transit on the Lakeshore West line at Oakville and Bronte stations, with frequent service to Union.
  • Oakville Transit locally, and Pearson Airport about a half hour away by highway.

Who buys here

  • Families relocating from Mississauga or Toronto for the schools and the space.
  • Move-up buyers going from Uptown Core or River Oaks to Joshua Creek or Glen Abbey.
  • Buyers coming from abroad or from other provinces who want an established, low-risk address.
  • Downsizers staying in Oakville but moving to a condo in Bronte, Kerr Village or downtown.
A client in Oakville
Abid was a joy to work with! The breadth of his local knowledge of Oakville and its environs along with a thorough real estate expertise was invaluable to us GTA novices. He took time to introduce us to the market and then showed us lots of houses so we had great choices to work with. Abid also understood and worked with our time frame, responding quickly to all queries. Our experience was great from start to finish, thanks to Abid Iftikhar. We highly recommend him for anyone buying or selling a home!!
